Ballot Results: Solar Energy Panels

Results for amending Heather Hills Declaration of Protective Covenants.

On June 10th, 2019 a letter to all homeowners of Heather Hills Homeowners Association was mailed with a BALLOT to fill out and return within (15) days regarding the amending of our Declaration, Section 6 (c) xxviii: Energy Conservation Equipment.

Per our Declaration, its provisions may be amended ” upon the affirmative vote or written consent, or any combination thereof, of Owners of at least two-thirds (2/3) of the Lots.” Since the Heather Hills Community contains 51 Lots, amending the Declaration will require an affirmative vote or written consent of 34 Owners.

Voting Results: A total of fourteen (14) ballots were received; (11) members were in favor of amending the Declaration, one (1) forgot to indicate their choice and (2) were not in favor. There will be no changes to the Architectural Standards as written in our Heather Hills Declaration of Protective Covenants.

All ballots will be held for (60) days for inspection by HOA Members. Inspection time and dates will be at the discretion of the Board of Directors. Board member email addresses may be located on this website.

Attention Renters: Welcome to the Neighborhood

If you rent a home in our community, you’re part of our community association, and we welcome you. We’d like to meet you at one of our  board meetings.

Sometimes we can’t reach you with our newsletters, especially if you’re leasing from an out-of-state owner or a corporation. If this is you, please let our manager or a board member know your name, address, email address and phone—and we’ll include you on all our mailing lists.

In case your landlord hasn’t passed along this information, here are a few tips to make living in our community enjoyable and stress free:

  •  All residents—owners and renters—must comply with association rules and regulations. They’re reasonable rules that protect property values, preserve the nature of our community, and make more life enjoyable for everyone. If you need a copy of our rules, please check our website, contact the manager or a board member. The association has the legal authority to enforce all rules, equitably and consistently. We don’t like to take action against those who may not have received this important information, but it’s our obligation to do so.
  •  Renters are entitled to all the privileges of association membership except voting. We can’t extend those privileges to you if we don’t know who you are. Contact our manager or a board member and let us know how to reach you. That gives you the advantage of knowing what’s going on in the community.
  •  You don’t have to own your home to be interested in your community. If you’d like to volunteer for a committee or other type of service to the association, we can’t wait to meet you. Responsible, service-minded residents are the backbone of our association regardless of their ownership status.
  •  If your lease is about up, and you’re moving away, we’re sorry to see you go; but, please notify the manager or tell a board member.

So, welcome to our community. We want you to enjoy your experience here—perhaps enough to become an owner some day.

As a community that has been managed by Goldsmith for approximately 10 years now, it gives me great pleasure to congratulate them in their pursuit of continuous improvement and their desire to provide quality support to Homeowner Associations. Book of Resolutions

 Declaration Review

Board and ARC members have discovered in some cases rules lacking clarity have caused problems with enforcement and disharmony in the community. To rectify this confusion the board has decided to review our document and where further clarification is needed will propose a resolution. Resolutions will then be voted on by the board, reviewed by legal counsel and entered into a Book of Resolutions. Each homeowner will be properly notified in advance of any and all new resolutions prior to enforcement. Note: resolutions may be disapproved by 2/3 of total homeowners .
